Apartment Loan 101

Saturday, July 12th, 2008

So you’re interested in going into business as a property manager? Have you given any thought yet to you’ll enter this potentially profitable market? Reality check-unless you’ve just inherited a large sum of money from a relative or are otherwise independently wealthy you’re going to find someone to borrow from. This is where an apartment loan comes in.

Before you visit the local bank or other lending institution, it may be wise to ask yourself how long you plan to own the apartment building or complex. Are you investing for the long-term? Answering this question will significantly influence the type apartment loan you should get.

If you are planning to own the property for two years or less, most experts agree that an apartment loan with an adjustable rate mortgage (ARM) will be your best bet. Like the name suggests, an ARM is a loan will an interest rate that may change with time in accordance with various factors. ARM apartment loans usually offer a better initial interest rate than other loans to offset the risk of future interest rate changes. An interest rate ceiling that may be reset annually also protects the mortgage holder.

If you plan to stay in the property management business for the long-term, you may want to look at getting a fixed rate apartment loan. A fixed rate loan guarantees the same interest rate over the life of the mortgage.

Supposing interest rates are historically low at the time you secure the apartment loan, this type of loan will lock you in at the best rate possible. On the other hand however, if interest rates are historically high at the time of the loan, you might be stuck paying interest at a higher rate than you would have with another type of apartment loan.

Another important question to answer before seeking an apartment loan source is the approximate cost of the property. This may seem like a no-brainer when looking for an apartment loan, but too many first-time investors just take the interest rates they’re given without question. If the apartment building you’re interested in is selling for over $500,000, a direct lending source or investment company can usually give you a better interest rate than most banks or credit unions. However, if you’re looking at a smaller apartment building selling for less than $500,000, you may want to check interest rates at the local bank.

With banks and other lending institutions anxious to provide you with an apartment loan, new loan options have emerged in recent years. Generally speaking, smaller banks and other lending sources like direct lenders have a greater degree of flexibility in what they can offer borrowers. In order to attract larger numbers of borrowers, many lenders now offer non-recourse.

A traditional recourse loan means that the lender has claim on personal or corporate assets in the event of a default by the borrower. On the other hand, a non-recourse apartment loan means the lender cannot hold you personally liable if you fail to repay the debt as promised. The only recourse for compensation to the lender is to take the property you’ve pledged as security for your loan, but he cannot claim any other assets or money from you if you default.

Whichever apartment loan option you decide on, it’s important to be certain you understand the details. It’s vitally important that you choose a lender that has both the experience and inclination to take the time to sit down with you and answer your questions clearly. Getting your apartment loan from a source you can trust will go a long way in helping you find success and enjoyment in the exciting world of property investing and management.

Go for a new house with easy loan, 477133 euro is not a problem

Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.<P> In most jurisdictions mortgages are strongly associated with loans 8 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Although most mortgage experts say that rates 10 percent are pretty much the same wherever you go, give or take this tiny 5 percentage. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. Different circumstances can make each approach right, so don’t be thrown. See which lenders are charging fees 9 percent and for how much. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. So how do you find a lender or broker you can trust’ See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. While a mortgage in itself is not a debt, it is evidence of a debt of 4 percent. Different lenders charge different fees. Some will quote you precise, competitive rates 5 percent. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 4 percent. But others will claim low rates to bring in customers or tell you that the rates 3 percent offered by competitors will change.<P> Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.<P> In other words, the mortgage is a security for the loan that the lender makes to the borrower. And of course, each loan and each borrower are different. Both banks and brokers have their strengths and weaknesses. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 8 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Get a new house with <a href=”http://www.geld-en-lenen.com/geld-lenen-particulieren.html” title=”geld lenen particulieren”>geld lenen particulieren</a>, 421738 euro in less than a week.<P> Many of these fees are fixed but some can be negotiated.<P> Credibility, dependability, and longevity in the home lending business are good places to begin.

The Mini Tummy Tuck Procedure

Saturday, July 12th, 2008

What is a mini tummy tuck? Officially called a partial abdominoplasty, a mini tummy tuck simply removes unwanted skin and fat from the area below the navel. This type of procedure has substantially increased in popularity. A full tummy tuck, by contrast removes skin and fat from the entire abdominal area. A mini tummy tuck is a good option if there is not a lot of excess skin to remove, and the patient is interested in minimizing a bulging lower abdomen.

After pregnancy, the lower abs, or rectus abdominus muscles are stretched and the laxity may remain, emphasizing a lower abdominal bulge. The mini tummy tuck is a popular option for women seeking to return to pre-pregnancy abdominal firmness. A mini tummy tuck is also a good option for men looking to reduce excess tissue after weight loss or even gastric bypass surgery.

The mini tummy tuck generally has a smaller incision than the full tummy tuck, and the patient recovery time is quicker. The procedure for a mini tummy tuck involves a small incision above the pubis, and liposuction or body contouring is usually performed to remove excess fat. The lower abdominal muscles are tightened, and the belly button must be unattached and reattached. Today, there are “signature” belly buttons being advertised, such as “The Rodeo Drive” belly button. This provides a tighter, flatter belly button post surgery. Once the contouring is complete and the muscles tightened, a small flap of skin is lowered to meet the incision point, and the resulting scar can be as small as 2 inches.

Because less work is involved, the price of a mini tummy tuck can be up to 50% cheaper than a full tummy tuck. The average cost for the mini tummy tuck is around $2500. On average a mini tummy tuck procedure takes under 2 hours and the recovery time is also much faster than the full tummy tuck. After a consultation with the surgeon, he or she will be able to determine if a mini tummy tuck is right for you. If there is a substantial amount of loose skin to remove, a full tummy tuck might need to be performed.

All tummy tucks will leave a scar, but the mini tummy tuck generally leaves only a small scar above the pubis, whereas the full tummy tuck can leave significantly larger u-shaped or w-shaped scars as well as scarring above the belly button. With a mini-tummy tuck, the cost of the procedure is much cheaper and recovery time greatly reduced. You might consider a mini tummy tuck if liposuction is not enough and a full tummy tuck is more surgery than you need.

Having a hard time being single? Online dating web sites could well be the answer to your dilemma. With millions of singles worldwide using online dating services it must be difficult not to connect with someone.

Whether your looking for someone for love, a good time, or even a playmate there’s something for every single. No race, religion, or body shape is ignored either. There are online dating web sites for pet lovers as well. You have every opportunity to meet someone with whom you think has the perfect lifestyle for yourself.

All online dating web sites have free trial periods so you can test as many as you like. This gives everyone the chance to find the most comfortable online dating service before they hand over their hard earned money.

If you’re single, and own a pc with an internet connection you’re already half way there. All you have to do is find an online dating service, and fill out a few details about yourself. Make your dating profile sound as attractive as possible, and before you know it you will be getting some attention from an online admirer.

All online dating web sites will give you the option of uploading a photo of yourself. This now though isn’t just an option, it’s a must. Uploading a photo on your profile will get you up to ten times more responses, and give you more interaction while using your free trial. Singles who don’t upload a photo generally don’t get any attention.

With so many choices of online dating web sites available it also increases your chances of success by choosing the right one for your lifestyle or religion. If for example you are a devout Christian, by joining a Christian online dating web site you can feel free knowing that your passion for Christianity will not get in the way of your relationship.

Once you have found the right online dating service for yourself the cost is nothing compared to going out to a club to meet someone. Most monthly usage rates are very close to one night out. If you decide to pay for three, six, or twelve months the monthly rate comes down. Basically the more you pay for the more discount you will get.

So if you’re feeling lonely, and are indoors with a pc you have nothing to lose looking for some online romance.

Crop Circle Visit

Wednesday, July 9th, 2008

Avebury, UK And Surrounding Area: Crop Circles are weird things you can quite easily experience for yourself. A friend and I recently went on a trip to Avebury, Wiltshire, to sample these visual delights and to get first hand experience of the phenomena. We actually stayed in a tent at the back of a pub called The Woodbridge Inn, in North Newnton, about three miles south of Pewsey. The trip lasted four days and was well worth the journey.

Even before we reached The Woodbridge Inn we found our first crop circle. We had stopped at the car park near Avebury across the fields from Silbury Hill, to get our bearing. While we checked the map we saw a Crop Circle across the field towards Silbury Hill! It was quite difficult at first to see and we would probably have missed it if we didn’t have a clue that it was there. This was exciting because before this event I had never seen a Crop Circle first hand. We set off towards it. crossing the road, heading through a gate into the field and down one of the tramlines. As we got closer it was quite strange seeing the Crop Circle getting larger and taking shape, with Silbury Hill in the background.

We entered the Crop Circle and looked around. To be honest it was a bit unimpressive seeing it from ground level, and a bit strange. To appreciate the complexity of a Crop Circle they have to be viewed from above. The crop (wheat, barley, corn? I’m no agriculturalist!) was bent down to create a flat surface which had a strange whirl to it.

Looking at the edges we found that there was quite an abrupt cutoff between the bent corn and the undisturbed corn. The immense diameter and complexity of the circle makes it amazing how someone or something could create it. It seems that the circle was greater than a week old when we saw it, so the crop was actually trodden down and slightly damaged from previous visitors. We took a few photographs although none of them were from above the Circle (none of us can jump 32 feet high). They sort of give you an idea of it’s size and complexity but some other photo’s I have seen are totally spectacular.

Anyway, back to the plot. We left the Crop Circle, went back to the car and went in search of the Woodbridge Inn.

During the evening we spoke to someone who knew of a Crop Circle quite near to where we were staying, so the following day we set off early to find it. We eventually found what was a nice temporary car park on the edge of a field. There were a few people near the top and when one of them came down the field we asked them a bit sheepishly what was at the top. A Crop Circle was the reply, as if we should have known! This one was situated at the top of a slope which gave a great view. I don’t know the immediate area it was situated in, but it overlooked a White Horse (relativley modern by the looks of it). I think it’s the same White Horse you can see from The Barge Inn. This Crop Circle was of similar construction to the previous one, albeit a bit larger. The corn was compressed as before and the edges seemed to have perfect cutoffs. From the ground it appeared to be one circle with concentric circles crossing it. While we were admiring the view, we noticed another Crop Circle which was in the distance, appearing to be just under the White Horse.

We saw two more Crop Circles that day which were just as impressive (If I can get any ariel photos of these circles then I’ll add them to this page). It’s strange, but after having never seen a Crop Circle first hand and then seeing four in the space of twenty four hours, it was amazing.

Not A Natural Random Creation?

Observations

  • Crop Circles seem to 80% be created either using a tramline as the central axis, or tramlines as boundary markers, judging by the photo’s I’ve seen.
  • They seem to have progressively gotten more complicated as time has gone by. Possibly because whoever is creating them is ‘introducing’ us to their message in steps, or maybe because the ‘hoaxers’ are getting better.
  • I think that some people are defining the term hoax or fake Crop Circles wrongly. OK, people think they could be created by vortices of air compressing the crop, ufos landing and leaving a mark or maybe humans. The latter is termed a hoax. In my view this is incorrect. Just because they are created by humans does not constitute a hoax. There is no such thing as a fake Crop Circle! It could be that they are all created by humans with planks of wood and a rope. If they are then good luck. They are still works of art, still spectacular.
  • If you measure a Crop Circle they are actually elliptical and not exactly circular.

These are our observations taken during the visit and it is to me both exciting and quite weird at the same time.

As a matter of interest, we also saw a few UFOs in the sky from our tent. They were single small illuminated dots moving in an exact straight line through the night sky.

They seemed to slow down as they reached the horizon. We came to the conclusion they were probably satellites with the sun shining off them (the sun had gone down but it would reflect off the objects if they were high enough).

I’ll say one thing though: some of the amazing photographs of patterns in fields look way too complicated to be hoaxed in a day (or night, or at all). Some may be hoaxed (smaller, less complicated ones), but I can’t believe it’s possible to hoax some of the mindblowing designs I’ve seen. This is a phenomena where only time will an answer appear. It’s also quite possible that no answer will ever appear.

The Crop Circle phenomena is a very unsual, beautiful puzzle, which you should try and experience first hand. If anything, it makes you stand back from the daily grind of life, to appreciate things in a new and enlightening way.

You Say Hawaii And I Say Kauai, Let’s Go Have Some Fun

Tuesday, July 8th, 2008

Kauai Hawaii has been a popular tourist and vacation destination for literally decades. Planning a vacation to anywhere in Hawaii will deliver you onto beautiful, clean beaches, natural scenery and a huge number of things to do and see.

When traveling, the thing to remember is that the trip is about a holiday or vacation. From the minute you enter the airplane until getting back home, your vacation should be focused on lowering the stress level in your life and getting balance back in your world. Yes, it will cost more but in the end, the vacation will have done it’s job and you will leave Hawaii refreshed and ready to go back to your career or business.

By lowering the stress level, we’re talking about getting the services necessary to keep from having got concern yourself with any difficulties. Take for example getting around at your destination of Kauai. You “could” rent a car and try to find you way around unfamiliar territory. If getting lost, being late, dealing with traffic and the stress of other motorists is your idea of a vacation, go to New York City.

If however, getting to see the sights and enjoying the island is more like vacation time, consider using the services of a tour company, or even hire out a car and driver for an afternoon. Another potential possibility is public transportation. It runs on a regular schedule and you get to people watch while getting around for almost no cash. The car and driver is more expensive but they can get you around to see the local side of the island while the public transportation route takes you to the more popular areas. Maybe using both on different days can give you the benefit of an enjoyable vacation without the worry of a car rental, gasoline, accidents, parking etc.

If you plan on doing some Kauai island sightseeing and need a car rental, consider one with limited miles and leave it at home whenever possible. A weekly rental can cost a couple of hundred dollars but the you shouldn’t feel a need to use it everytime a short trip is in order.

Another idea to lower the stress level is to consider getting a condominium or rental until with a full kitchen. This is especially good if you’re traveling with kids. A quick trip to the neighborhood food store can take care of the childrens eating issues and take you off the breakfast, lunch and dinner, time schedule. Get food that’s easy to prepare and let the kids fend for themselves at least sometimes. This gives them a sense of independence and allows you to sleep in occasionally during the vacation.

The key to a fun and enjoyable Kauai vacation or any Hawaiian vacation, is to get out of the rut and schedule that’s your life back home. Do different things, experiment, see new sights, enjoy a different culture. In all, a Kauai vacation can recharge your batteries and give a new outlook on your world back home

Have Hotel Rooms Become a Commodity?

Sunday, July 6th, 2008

Nowadays, more travel is sold over the Internet than any other consumer product. In the United States Internet-booked rooms is the fastest-growing segment of hotel reservations in part because the Internet is a perfect medium for selling travel as it brings a vast network of suppliers and a widely dispersed customer pool together into a centralized market place.

In fact, the travel marketplace is a global arena where millions of buyers (travel agents and the public) search for travel services and sellers (hotels, airlines, car rental companies, etc.) work together to exchange travel services on the world’s global distribution systems and the Internet distribution systems.

However, any mention of the Internet as a distribution channel for travel needs to start with an understanding of the existing electronic distribution infrastructure, the Global Distribution System (GDS). The airline industry created the first GDS in the 1960s as a way to keep track of flight schedules, availability, and prices.

The GDS’s were actually among the first e-commerce companies in the world facilitating B2B electronic commerce as early as the mid 1970s, when SABRE (owned by American Airline) and Apollo (United) began installing their propriety internal reservations systems in travel agencies.

The legacy of these GDS’s, namely Amadeus, Galileo, Sabre and Worldspan, today provide the backbone to the Internet travel distribution system and additionally there are thousands of private label Web sites like Expedia and Orbitz, as well as hundreds of tour operators, corporate booking portals, and regional convention coordinators.

Yet although technology has given hoteliers so many ways to sell a room, it has become nearly impossible for a smaller hotel operator to understand, let alone intelligently manage the available channels for room sales. In fact if you are the average small hotel, many of these channels have an allotment of your rooms, and it is likely most are showing out of date rates and incorrect availability.

Communicating with all of these channels in order to keep them current on your inventory and rates, requires in some cases, daily manual intervention with multiple faxes and phone calls. More importantly, verifying the accuracy of each channel’s current allotment and rate by the property is critical but rarely automated. Most times hotel operators do not know where or how their rooms are being sold or at what rate until the booking confirmation arrives.

The tangle of reservation channels is not likely to be simplified soon. But with regard to the easy accessibility of hotel reservations on the Internet directly booked from hotel websites with their own integrated reservations systems, the system is working.

Unfortunately even now, the overwhelming majority of small to medium sized hoteliers far from realizing and exploiting the Web’s true potential are still accepting bookings by telephone, form and fax from their websites or selling their inventory at reduced rates or high commissions via Web-proficient online intermediaries.

As such, hoteliers, who want to broaden their room’s distribution intelligently, improve margins and maintain their brand identity in the face of on-line distributors that would turn hotel rooms into a lowest-price commodity should seriously consider integrating a real time reservations system into their own website for the ultimate benefit of their own hotel and visitors.

After all, commodities tend to look and taste the same. Do visitors want a box they will rent if the price is right or a room experience they will wish to revisit again and again?

Don’t Buy In A Bad Mood!

Saturday, July 5th, 2008

Today, I made a special trip to an art supply store, one at which I have a “membership,” enabling me to get 10% off its prices, everyday.

After wading through a sea of traffic, I found a parking space, entered the store, and quickly picked up two canvasses.

I asked the clerk, “Are these on sale?”

“Yes,” she replied.” You can get up to 70% off, depending on how many you buy.”

Cool, “How much do you save with two?”

“Fifty-percent.”

Not bad, I thought, and I systematically went down the store’s aisles in search of yet more bargains.

My arms full of paints, sketching pads, and other goodies, I trekked back to the counter, and the clerk rang up the charges.

The total came to over $77.

Wow, that’s a lot of money, I thought.

“Can you itemize these for me, please?” I asked.

She was happy to do it, but I couldn’t believe what I heard. Each canvas cost about thirty bucks. How could this be?

“Well, you got 50% off our REGULAR price,” she explained.

“Am I getting an additional 10% off because of my membership?”

“Uh, no, that’s only on non-sale items.”

Wow, what a con! I used to do better at this store before they had their “Up to 70% off” sales!

I probed further. Each item told a similar story. They start with an astronomical non-sales price, slash that, and you still end up paying what you’d pay, if not more, at similar supply stores.

Then, instead of getting mad, a Zen type of calm came over me.

I looked at the perky cashier, and said, “I’m sorry, but I’m going to pass.”

And I left the store, feeling unusually tranquil, my hands empty, and being in a position of having to shop for these items elsewhere.

I realized that had I completed the purchase, I would have been disappointed.

That negative emotion would have seeped into the paints, and wept onto the canvas, and any art that resulted, would have been tainted.

The lesson I learned is simple: If a store, a restaurant, a salesperson, or anyone puts you into a bad mood, stop right there. If you can, stop the buying process, immediately.

It’s the only way to maintain your integrity, your inner balance, and no convoluted discount will ever give that to you, or be worth sacrificing that for.
