Kosher wine – Made for those of the Jewish religions, these wines follow a rabbinical production process.

Organic wines – This type is made from grapes that are grown organically.

Nonalcoholic wines – These wines start as a traditional wine and then go through additional processing to remove almost all of the alcohol.

When choosing a wine you really should go from your personal preference. Taste the wine and consider its flavor and the flavor of the food you are pairing it with. Mortgage Lenders 3 Preferred Tests to Use to Determine House Budget

First you need to figure out how much money you can spend on a house. Look for prices of houses two and a half times your annual income. Mortgage lenders normally use these three tests so they make a good starting point to follow:

Test 1: The monthly house payment, including property taxes and insurance should not exceed 26 percent of your gross monthly income.

Test 2: All monthly debt payments plus the house payment should be no more than 38 percent of your gross monthly income.

Test 3: As the homebuyer you should have two to three months worth of paychecks in an emergency fund.

Lets look at an example to get a better understanding. Let’s assume your annual income is $26,000. This would qualify you for approximately a $60,000 mortgage. The monthly principal and interest payment would add up to about $400 a month; taxes and insurance would then add up to another $100 to $150, depending on the area. Lastly if you put less than 20 percent down, you’ll have to pay private mortgage insurance as well, making your total monthly payment come out to be around $575.

Your Cash Flow

Once you figure out how much of a mortgage you can qualify for your next step is to know your own cash flow. It’s up to you to make sure you can make the monthly house payment, pay for child care and still look out for your long-term goals such as your retirement fund and your children’s education. Be sure to track your spending for several months so you’ll know how much you can spend on a house that really fits into your budget.

Houses don’t come cheap and you’ll have to figure the next expense, which is figuring in your taxes. Houses are often known as great tax breaks because mortgage interest and property taxes are deductible, but that is true only if you itemize.

Save!

Of course you are going to want to make sure to save wisely. Let’s assume you find the house of your dreams and it just so happens to be a $64,000 house. You figure that you can put 5 percent down, or $3,200. With closing costs and not washing out your emergency fund, you’ll need to save about $5,000. If you invest $100 a month in a conservative no-load mutual fund, you should reach your goal of $5,000 goal in five years.

So if you need to start saving up money to be able to afford a house, with a five-year timeframe, the best place to invest the money is in a mutual fund within a Roth IRA. Usually after five years, first-time homebuyers can pull out all their initial investments plus all the earnings of up to $10,000 tax-free.

Alternatives to Single Mother’s Dream

Be sure to consider all alternatives. Five years may be too long to wait or $64,000 may or may not buy the house you’ve always dreamed of having. If you simply can’t afford a house in the desired time you might like to consider other ways to obtain a home such as buying a home along with another family member or someone you can trust. You then could divide all costs, childcare, and chores that come with owning a home.

Take advantage of any tax breaks. If you are filing as the head of the household, claiming childcare expenses and the $500 tax credit for each child under the age of 17, you can save up to hundreds of dollars off your federal tax bill. With the assumed income bracket of $26,000 used before, it will make you eligible for an $850 earned income credit. Keep in mind this is one of the few times the IRS will pay you.

Last but not least keep in mind funding for your retirement.

With these guidelines in mind and examples given of how much money you need having a certain income, you can achieve purchasing the home you’ve always dreamed of. Stay motivated, don’t lose hope and you and your children will live the dream you’ve always dreamed of having, your very own home!

Farm To Market Days

Summer may begin in June but, for many parts of the country, gardens don’t reach their peak until August. Modern grocery stores manage to keep us satisfied with produce year round, but there is nothing like the flavor of farm fresh tomatoes, peaches, or sweet corn. And there is nothing like the experience of buying from local growers who are proud of their wares.



The first farmers’ markets started over a century before the Declaration of Independence. Since then, it has become an American tradition to buy fresh produce, flowers, eggs and cheese from markets and roadside stands. In the beginning, farmers would brave muddy roads in their horse-drawn wagons. As time went on, farmers made the weekly trek to town in pick-ups, where they’d pile bushels of fruit and vegetables high on the tailgate of their trucks. Today, many lucky city dwellers visit markets that are open every day.



My favorite though, is our county farmers’ market held on the courthouse grounds. It’s open only on Saturday mornings, and only June – October. It may sound inconvenient but, for my family, it’s a summer ritual. We wake early and arrive disheveled, rarely taking the time to comb through our hair. For breakfast, we buy scones from our favorite bread stand and snatch up the best looking fruit we see. My son is an expert at choosing “chin dripping” peaches, always looking for the most fragrant and the heaviest peach that can sit in the palm of his small hand. My husband lounges on the grass and watches the people go by as I scribble a list of what is available, anticipating the culinary treats that only summer brings. There is nothing like fresh corn on the cob, cold gazpacho with homegrown tomatoes, or homemade fruit sorbet. We always have a batch of sorbet on hand, each week a different flavor. Sometimes we experiment by combining fruit with fresh herbs, but most of the time we simple puree 2 cups of fruit with a little citrus juice and a bit of honey, and then freeze it in an ice cream maker. My boys and their friends think it’s a decadent treat.



Summer vacation is about to end, and our weekly ritual will soon give way to soccer games and birthday parties. Lucky for me, the farmers will be back next year with their trucks piled high, just as they’ve done for generations.




MARKET FRESH FRUIT DIP



This makes a terrific afternoon snack on a warm summer’s day. When entertaining, serve in a honeydew melon half and decorate the rim with fresh blueberries and mint sprigs.



Ingredients



1 Pint Strawberries


2 Teaspoons Lemon Juice


3 Tablespoons Honey


4 oz Cream Cheese, Room Temperature


1 Cup Plain Yogurt



Assorted Fruit Slices



Directions



1. Wash the strawberries and remove the green tops.



2. Place strawberries in a blender or food processor with lemon juice, honey, cream cheese, and yogurt. Puree until smooth.



3. To make a honeydew melon bowl, cut the melon in half and scoop out the seeds. Slice a 3 inch diameter circle off the rounded bottom of the rind so your bowl will sit flat.



4. Serve with slices of your favorite summer fruit. Peaches, plums, apples, and melons all work well and make a colorful presentation.

5 Important Tips When Buying A Trailer For Your Boat

This way, you have no worries about your trailer not doing the job it should be. Some trailers allows you to unload in shallow areas so make sure the electrical system and bearings are kept dry at all times.

There are some trailers that include a spare tire, which is an excellent investment for those who plan to travel long distances. Even though it can be hard to find trailer tires in the dark, it’s still great to have a spare if you get a flat while you travel. Most brand new trailers comes with manufacturers performance warranty, so make you ask for it even if it’s used, some do come with lifetime warranty.

All in all, a boat trailer can save you a lot of time and money in the long term if you invest in a good quality trailer. You can store your boat on your trailer when it isn’t be used, even take it to other lakes or oceans. Easter Marshmallow Treats

This is a simple way to make a treat similar to a certain
yellow marshmallow that is popular during Easter
time.

You will need marshmallows and colored sugar.

I put about cup of sugar in a plastic ziplock bag and then
added a few drops of food coloring and closed the bag and
squished it around until I got the desired color of yellow
and pink that I was looking for.

Next I wet the marshmallows by running water over them or you
could dip them in water in a small bowl. Then I dabbed the
excess water off with a paper towel and this left the
marshmallows slightly sticky. Then simply roll the
marshmallow in the sugar and shake of the excess. They will
still be a little damp so you will need to let them dry so
the sugar sticks better. Store them in an airtight
container.

They tasted just fine to me and were very simple to make. If
you wanted to make different shapes you can use the recipe
below and cut out shapes with cookie cutters and in the
place of the coconut you can use the colored sugar. Remember
to spray your cookie cutters with nonstick cooking spray so
the marshmallows do not stick to them.

Marshmallows

2 packs Knox gelatin
1/4 cup cold water
1/4 cup boiling water
1 cup sugar

1/2 cup boiling water
1 cup white corn syrup
Pour gelatin into a large bowl and add cold water. Stir
until dissolved and add 1/4 cup boiling water; set aside. In
a saucepan add 1 cup sugar and 1/2 cup boiling water. Boil
until dissolved, then add 1 cup white syrup.Pour this
mixture into gelatin and cool by stirring often. When cold,
beat with mixer until it stands in peaks. Pour into 9 x 13
inch pan lined with toasted coconut and spread coconut on
top. Cool until set, cut into squares and roll in coconut to
coat cut sides. Store in large glass jar.
